The Inspection Process
A thorough home inspection involves my professional evaluation of all the systems in your home. These include—but are not limited to—the roof, cooling, exterior structure, heating, electrical, and plumbing systems.
I begin the inspection as soon as I arrive on site, starting with a macro view of the building's exterior, from the slope of the surrounding land to the condition and alignment of the structure itself. While outside, I follow a top-to-bottom approach. On the roof, I examine the eaves starters, ice and water shield, flashing, ventilation, and shingles—focusing on how the roof is aging. From the ground, I inspect the exterior elements including siding, downspouts, gutters, windows, walkways, decks, land slope, foundations, and cooling systems. These exterior systems often provide insight into potential vulnerabilities inside the home.
Once the exterior inspection is complete, we move inside for a more detailed, system-by-system review. I inspect from the basement to the attic, analyzing each system for age, capacity, maintenance, condition, installation, and any anomalies. In the basement, I assess the structure from the foundation to the floor framing. Heating, electrical, plumbing, and hot water systems are also evaluated. I consider the foundation type, check for signs of failure or water infiltration, and identify potential causes. The heating unit is assessed for age, capacity, maintenance history, and filter condition to estimate its longevity.
For the electrical system, I evaluate amperage, fusing type, professional installation, grounding, and any visible issues. The presence of an ESA or contractor sticker indicates a previous inspection. The plumbing system assessment begins with water delivery into the home and includes examining supply lines, drain pipes, proper slope, and venting. The water heater is reviewed for type, age, capacity, and ownership.
Upstairs, I evaluate the quality of past renovations and regular maintenance. I test windows and doors for smooth operation and ensure plumbing fixtures are functioning properly and vented as needed. Electrical outlets are checked for proper wiring, grounding, and correct GFCI placement.
The attic, considered an unconditioned space, plays a vital role in your home's overall health. I determine the R-value, inspect the vapor barrier, and check for proper ventilation.
